Auburn is one of the most competitive student housing markets in the country — with more than 35 properties and nearly 20,000 purpose-built beds fighting for awareness and market share.

As a brand-new development entering a crowded playing field, Hilltop needed:

Strategy

GRO developed a high-impact marketing foundation anchored by a conversion-optimized landing page showcasing premium renderings and video content from The View. This became the primary storytelling and conversion hub, built to do exactly what a new development must do: make a powerful first impression and give prospects a reason to engage.

Once the landing page launched, GRO activated a multi-channel digital strategy to drive qualified traffic and nurture interest across the full leasing timeline. Tactics included:

Organically positioned Hilltop in front of students actively researching housing near Auburn University.

Captured high-intent prospects and drove immediate traffic to the landing page.

Built widespread awareness quickly — especially among students not yet in “leasing mode.”
